What is the smartest way to sell a home in 2024/5?

We know selling your own home is NOT for everyone for a range of very different reasons.  You may be time-poor,  or just not comfortable dealing with people. Other reasons could be the property is rented and you are not able to conduct inspections.

Here are some of our top tips and questions for selecting both an agency and an agent

These are some of the questions you should ask:

  1. How do you value homes?

  2. Does your company have a Values and a Code of Conduct Statement?

  3. Do you provide a communication plan so we both understand when and how often you will be reporting to us?

  4. Do you have a database and how do you use and manage this?

  5. How do you manage the inspections?

  6. What marketing do you do and why?  Do you use Virtual Tours?

  7. Do you use social media to market my home?

  8. How do you report back and how often do you do that?

  9. What do you do if we get feedback on price or our home?

  10. What marketing reports do you provide?

  11. How does your agency team help sell my house?

  12. If we are unhappy with your service can we end the agreement early?

  13. I want to negotiate the commission - are you happy with to do that?

Keep a record of the interviews and the answers.  Choose the agency you feel has your best interests at heart, who has communicated openly and honestly with you and has answered all the questions. When you finally do choose an agency they will require you to sign a listing agreement, limit this agreement to 60 days only.  

Also, remember all commissions are negotiable. This is how they work.

Most commissions are somewhere between 1.75% to 2.75% of the sale price depending on the price and location of your property.  

Commissions are usually split in three ways. (These percentage splits vary across different estate agencies and are approximate figures.)

So if you are selling your home and the commission is, for example, $30,000
 

  • 60% or $18,000
    goes direct the real estate agency to cover the companies costs such as office, staff, corporate advertising, telephone etc.

  • 20% or $6,000 
    is paid to the real estate agent (listing agent) who came out to your home and listed the property and who is your point of contact with the agency.

  • 20% or $6,000 is paid to the agent who actually sells the house.  This person will still work for the agency but may or may not be the agent who listed your house. 

If you use a Property Advocacy Service they will negotiate the commission for you. 

Be prepared to negotiate the commission - you just have to ask!
